Begin by contacting us with a few key details about:

  • Yourself (e.g. professional, student, etc.)

  • The type of accommodation you’re looking for

  • Your ideal location and move-in date

We’ll search our database for suitable options. If nothing is available immediately, we’ll log your requirements and notify you as soon as something becomes available.

🕓 We recommend starting your search about 4 weeks before you plan to move, as the best properties go quickly.

Your Safety is Our Priority

At Isatrad Properties, we ensure that:

  • All managed homes are Gas Safe certified

  • All properties are checked for electrical and fire safety compliance

  • Tenancy deposits are held in line with the Tenancy Deposit Protection regulations


What We Need From You

To move forward with a tenancy, we’ll need:

  • A reference from your employer (or college)

  • A reference from a current or previous landlord

  • A credit check

  • In some cases, a personal reference or guarantor

We may work with an independent referencing agency to carry out these checks.


Flexible Viewings

We arrange viewings at times that suit your schedule, including evenings and weekends. One of our friendly team members will accompany you and answer any questions during your visit.


Tenant Fees (in Line with the Tenant Fees Act 2019)

Since 1st June 2019, most tenant fees have been banned. However, the following permitted payments still apply:

  • Tenancy Amendments: £50 (or higher if costs are justified)

  • Early Termination Fees: If requested by the tenant

  • Utilities: Including council tax, internet, TV licence, and energy bills

  • Default Fees: For missed rent, lost keys, etc.


Rent Payments

  • Rent is paid monthly in advance

  • The first rent payment must be equal to all subsequent payments

  • Tenants are responsible for paying utilities and council tax

  • Rent is paid by standing order to either Isatrad Properties or directly to your landlord


Holding Deposit

A refundable holding deposit secures your interest in a property:

  • Up to 5 weeks’ rent if the annual rent is under £50,000

  • Up to 6 weeks’ rent if the annual rent is above £50,000

This deposit may be retained if you:

  • Provide false or misleading information

  • Fail a Right to Rent check

  • Withdraw from the rental

  • Don’t take reasonable steps to complete the tenancy


Tenancy Deposit

Your tenancy deposit will be protected in a government-approved scheme. You’ll receive full documentation and prescribed legal information.

The deposit covers:

  • Damage or breakages

  • Breaches of your tenancy agreement

⚠️ Note: Your deposit cannot be used as rent under any circumstances.
